Job description

Kusto Home JSC, a Vietnam-based premium residential and mixed-use real estate developer (part of Kusto Group), is recruiting an IT Transformation Director to lead a multi-year digital transformation of the Group's technology, data, and information security platform.

This is a green-field senior leadership role. The successful candidate will design and deliver the IT and digital strategy for a developer growing from USD 100 million in current assets to USD 500 million in revenue across an active project pipeline over the next five years. They will modernise core enterprise systems, embed cybersecurity and data protection, build a small high-quality in-house team supported by external partners, and position the Group's technology platform to scale with the business — without scaling headcount proportionally.

The role reports directly to the Chief Executive Officer with a dotted line to the Deputy CEO Corporate. It is a member of the senior leadership team and will be the Group's senior representative on all technology, data, and information security matters with shareholders and the Board.

The mission — first 12 months

  • Conduct a structured IT and digital maturity assessment within the first 30 days and present a 2-year roadmap to the CEO and Board.
  • Select, implement, and stabilise an integrated ERP platform (financial, project cost control, treasury, procurement) — likely Microsoft Dynamics 365, SAP S/4HANA, Oracle NetSuite, or comparable, with full multi-entity consolidation.
  • Deploy a modern CRM and sales management platform appropriate to Vietnamese real estate sales operations (multi-channel lead capture, sales agent workflow, customer payment scheduling, contract management).
  • Standardise project management software across all active projects (cost, schedule, design coordination, contractor management).
  • Build and embed the Company's information security and data protection framework, fully compliant with Vietnam's Personal Data Protection Decree 13/2023 and aligned with international standards (ISO 27001 direction).
  • Define and enforce IT general controls supporting Internal Audit and the Group's governance framework — access management, change management, segregation of duties, backup and recovery, vendor security.
  • Identify and deploy practical AI and automation use cases that meaningfully reduce administrative burden (sales operations, document management, finance close, customer service, executive reporting).
  • Establish a vendor management framework that gets the Group out of dependence on individual ad-hoc IT vendors and into a small set of accountable strategic partners.
  • Build a lean in-house team of 2-3 high-quality professionals and a clearly governed external partner panel.

Ongoing responsibilities

Strategy and architecture

  • Own the Group's IT and digital strategy, architecture, and 2-year capital and operating budget.
  • Make build-vs-buy decisions, vendor selection decisions, and architecture decisions with the rigour expected at Group-leadership level.
  • Represent the IT and digital agenda to the Board, shareholders, and external auditors.

Enterprise systems

  • Own the full lifecycle of ERP, CRM, project management, HR, and supporting business systems — selection, implementation, change management, ongoing operation, and continuous improvement.
  • Ensure full system integration so finance, sales, project delivery, and corporate functions operate from one consistent data set.
  • Define and own master data governance across all entities.

Information security and data protection

  • Own end-to-end information security: identity and access management, endpoint security, network and infrastructure security, data loss prevention, incident response.
  • Lead Decree 13/2023 personal data protection compliance — including data mapping, consent management, data subject rights handling, cross-border data transfer compliance, and breach notification readiness.
  • Build, test, and maintain business continuity and disaster recovery plans for critical systems.
  • Serve as the primary point for cyber-incident response and external regulator engagement on data matters.

AI, automation, and digital initiatives

  • Identify, prioritise, and deliver practical AI and automation use cases with measurable business impact — sales operations, customer experience, document and contract automation, finance and HR operations, executive analytics.
  • Embed a culture of process improvement and digital efficiency across the leadership team.
  • Maintain a clear-eyed view on hype-versus-value and focus the Group's investment on initiatives that deliver.

Governance and team

  • Build and lead a lean in-house team — initially 2 people — with a clear deputy / Successor and visible development paths under the Group's Senior Leadership Succession Mandate.
  • Manage external partners (ERP implementation partner, cybersecurity managed service provider, software vendors, infrastructure providers) under a clear vendor management framework.
  • Own the IT operating and capital budget and report against it quarterly to the CEO and the Board.
  • Coordinate closely with the Internal Audit function on IT general controls testing and remediation.

Your skills and experience

  • Minimum 15 years of IT leadership experience, including at least 5 years in Director, VP, CIO, or equivalent roles.
  • Proven experience leading enterprise-wide digital transformation programs from strategy through implementation.
  • Strong ERP implementation experience (SAP, Oracle, Microsoft Dynamics 365, or similar) in multi-entity environments.
  • Experience with CRM platforms and enterprise business systems.
  • Strong knowledge of cybersecurity, information security frameworks, and data protection compliance.
  • Bachelor's degree in Computer Science, Information Systems, Engineering, or related field. Master's degree is an advantage.
  • Fluent English communication skills.

Preferred

  • Experience in real estate, property management, hospitality, retail, or other project-driven industries.
  • Experience building IT functions and transforming fragmented IT environments.
  • Practical experience in AI and workflow automation initiatives.
  • Professional certifications such as PMP, CISSP, CISM, ITIL, or TOGAF are advantageous.
