Job description

Full-time Business Analyst who bridges the CTO, Tech Lead, and engineering team for the Quality Realty Marketplace (QRM) and the AI Native Marketplace Platform (ANMP). You own product backlog quality in English—user stories, acceptance criteria, release notes, and sprint-ready specs—while helping the team navigate Dutch domain context from advisors and the outgoing builder.

Current engineering phase (May 2026)
Production runs on a live WordPress plugin with paying tenants. Engineering follows a strangler-fig path toward Next.js (web), Flutter (mobile), and Python/FastAPI services. Your specs must reflect what exists today, what is being completed, and what is net-new—without assuming a greenfield-only product.

About Quality Realty (QR)

Quality Realty is an early-stage AI-native SaaS startup building the future of real estate transactions in the Netherlands. We are developing Quality Realty Marketplace (QRM) — a voice-first, multilingual platform that connects realtors, clients, and service vendors (painters, movers, stagers, energy auditors, etc.) throughout the entire home buying, selling, and rental process.

At its core is the AI Native Marketplace Platform (ANMP) — a fully re-sellable, white-label, multi-tenant marketplace operating system. QR is the first vertical (Dutch real estate), designed from day one to power other local-service marketplaces worldwide.

Key responsibilities

• Work directly with the CTO (Mark Koops) and Tech Lead to clarify scope, priorities, and trade-offs; capture decisions in writing.
• Maintain the product backlog in Jira or Linear: epics, user stories, acceptance criteria, and definition of done in English.
• Support sprint planning and refinement: ready stories for Middle Fullstack, juniors, UX, and Data Scientist; flag dependencies and risks early.
• Translate inputs from Dutch stakeholders (outgoing builder, legal/compliance advisors, tenant feedback) into clear English requirements for the HCMC engineering team.
• Document Phase 1 MVP and Arne product backlog items (e.g. retargeting, widget orders, Stripe, AI prompt UX, vendor matching) with testable acceptance criteria aligned to the engineering plan.
• Write release notes and internal summaries for tenant-facing changes when features ship.
• Partner with UX Designer on flows, edge cases, and copy (including “AI estimate” and compliance-sensitive wording).
• Support hiring and onboarding: review role priorities, help define interview scenarios, and maintain a single source of truth for “what we are building this quarter.”
• Track open questions for the CTO (budget, legal, beta cohorts, feature phasing) and ensure they are closed or explicitly accepted as risk.

Your skills and experience

• Fluent English (mandatory) — written and spoken; you will join calls with the Dutch CTO and produce all specs in English.
• 3+ years as Business Analyst, Product Owner, or similar in B2B SaaS or marketplace products.
• Strong user story and acceptance criteria writing; comfortable with technical teams (APIs, web/mobile, AI features at a conceptual level).
• Experience with Jira, Linear, or equivalent; basic understanding of agile ceremonies (refinement, sprint review).
• Ability to structure ambiguous requests into prioritized, testable work items.
• Professional, calm communication in a small, fast-moving startup.

Nice to have

• Ability to read Dutch (documents, emails, UI labels) even if specs are written in English.
• Exposure to real estate, proptech, or marketplaces (vendors, subscriptions, commissions).
• Familiarity with GDPR or EU product constraints at a requirements level (with legal advisor review).
• Basic understanding of WordPress, REST APIs, or Flutter/mobile lifecycles (not required to code).
• Experience working with distributed teams (Europe + Vietnam time zones).
